Tax Deed Sales

A Tax Deed sale is the sale of property at Public Auction for back taxes and fees associated with bringing the property to sale. Anyone may bid on the property and it is sold to the highest bidder. The total amount bid, plus recording fees, must be paid to the Clerk of the Court's office. A Tax Deed maybe stopped according to Florida Statute 197.422 by redemption of all taxes and feed paid to the Tax Collector's Office prior to the recording of the Tax Deed. Please be aware that after you have received a Tax Deed, additional activities maybe necessary in order to obtain marketable title. You may wish to contact your attorney for further information. County-held Tax Certificates

At the end of the Delinquent Tax Certificate Sale, any tax certificate not bought will be bought by the Columbia County Board of County Commissioners. These certificates earn 18% interest for the life of the certificate. These County held certificates can be purchased in the Tax Collector’s Office. The purchase price is the amount of the original certificate plus interest due to the date of purchase, plus $2.25 transfer fee. This will become the new face amount of the certificate at the time of purchase. Certificate buyers need to remember that there is risk in investing; these certificates are not risk free.

You will need to download the sample listing first, so you will know how to read the County-held Certificate list. This list may not be up-to-date due to recent sales or redemption of certificates. If you are interested in a certificate, we suggest you call our office at (386) 758-1080 for the most current information.

To purchase a county held certificate you must submit payment for the total purchase price along with a completed W-9 form, which we have included on this page for you. The W-9 form should be completed in the name you wish to purchase the certificate in, and have the address and social security number or employer ID of where the interest is reported and must also have an original signature. Once you have the W-9 filled out, you need to notify our office in writing stating what certificate you would like to purchase. Real Estate Property Tax Roll

In October of each year, the Property Appraiser's office forwards to the Tax Collector a file containing all the parcels assessed within Columbia County. These records are used to create the tax rolls and bills that are mailed by November 1st of that year. The record contains parcel information, including legal description, exemptions and taxable value.

The following file is a listing of all parcels on the current year tax roll for Columbia County. This is a very large file used primarily by mortgage companies and other corporate entities. Most home users will have difficulty with casual use of this file.

We have also included for download a Record Layout and a TPESCROW Worksheet that you will need to use when reviewing the file. The Worksheet contains the Exemption Codes, Millage Rates, Mill Codes and Status Codes.
